Middle East Property Investment Near Tomorrow's Landmarks

Middle East property investment follows the new landmarks. Homes near Disney and Sphere on Yas Island, the museums of Saadiyat and the Wynn resort on Al Marjan Island are drawing buyers, and golden visa residency adds a second reason to own.

Why landmarks move property

Why landmarks move property markets

A world-class attraction brings visitors, hotels, jobs and infrastructure, and the homes nearby usually benefit first. The region's national visions publish where those attractions will go, which gives buyers a rare long-range view.

Areas to watch

Golden visa and residency

The UAE grants a ten-year golden visa to property owners investing about AED 2 million (approximately $545,000) or more. Saudi Arabia, Oman, Bahrain and Qatar offer their own property-linked residency programs. Rules and thresholds change, so check current terms; our residency and golden visa guide compares them.

Tax, banking and buying

The UAE has no personal income tax, and the wider Gulf is known for low taxes on individuals. Foreign buyers can own freehold in designated areas, and Saudi Arabia has been widening foreign ownership. Work with prime Luxury Real Estate agencies and private banks and advisers, or register your interest.

Choosing between markets

Dubai offers the deepest market and the widest choice, from Downtown towers to Palm Jumeirah villas. Abu Dhabi rewards buyers who want culture and calm, with Saadiyat and Yas at the top of most lists. Ras Al Khaimah gives beachfront at a lower entry price, while Saudi Arabia offers early access to a market that is opening to foreign buyers for the first time.

Many buyers pair a home with a lifestyle plan: international schools, private healthcare and banking. See international schools and private healthcare.

What to check before you buy

Look at the developer's delivery record, the payment plan, service charges, and how the area will connect to transport and schools once the landmark opens. Visit in person if you can, ideally during the cooler months, and compare resale prices in nearby completed buildings.

Questions travelers ask

Can Americans buy property in the UAE?

Yes. Foreign nationals, including Americans, can buy freehold property in designated areas of Dubai, Abu Dhabi, Ras Al Khaimah and the other emirates.

Does buying property give residency?

In the UAE, property worth about AED 2 million (approximately $545,000) or more can qualify for a ten-year golden visa. Other Gulf countries have their own programs; check current rules.

Is off-plan property near new landmarks a good idea?

It can offer staged payments and early pricing, but timelines can move. Use a licensed agent, check the developer's track record and take independent legal advice.

Three ways to buy

Visit First, Buy from Abroad or Invest as an Institution

Not every buyer arrives on vacation. Whichever way you buy, every buyer is pointed to a licensed Luxury Real Estate Agency or Developer in the Territory.

I. Visit first, then buy

Many buyers discover a place as guests, return to view homes in person and buy on a later visit. Our guides to resorts, flights and cities help plan the journey.

II. Buy without boarding a plane

Many international buyers own before they ever visit. They view homes and projects by video and virtual tour, work with a licensed agency, developer and lawyer, and sign and pay from home, often through a power of attorney where the law allows.

III. Invest as an institution

Funds, family offices and companies buy whole floors, buildings and portfolios. Tell us your mandate and we will point you to developers and agencies with the scale and investor relations to match.

Rules for foreign buyers differ by country and change over time; confirm them with a lawyer before you commit. Leading Luxury Real Estate law firms and lenders, country by country. Register your interest.
