Why invest in Abu Dhabi

The UAE capital pairs serious long-term planning with a growing cultural and leisure scene. Saadiyat Island is home to the Louvre Abu Dhabi and a cultural district that keeps adding landmark museums, while Yas Island has Formula 1, theme parks and marinas. Our guides to Saadiyat Island resorts and Yas Island hotels show what living there feels like.

The market is smaller and less speculative than Dubai's, with a high share of owner-occupiers. Transactions run through the government's DARI platform, which gives buyers clear records of title and history. For the wider city, see Abu Dhabi luxury hotels and things to do.

Who can buy property

Who can buy property in Abu Dhabi

Foreigners, including Americans, can own freehold property in Abu Dhabi's designated investment zones. These include Saadiyat Island, Yas Island, Al Reem Island, Al Raha Beach, Al Maryah Island, Hudayriyat Island, Ramhan Island, Masdar City and Al Reef. Outside these zones, ownership is generally reserved for UAE and GCC nationals.

Some older developments were sold on long leases or usufruct terms of up to 99 years, so confirm the tenure of each unit. Al Reem Island and Al Maryah Island fall under Abu Dhabi Global Market, which has its own land registry.

Residency through Abu Dhabi

Residency through Abu Dhabi property

The 10-year UAE golden visa is open to owners of property worth at least AED 2 million. In Abu Dhabi the authorities look at the owner's equity and generally expect completed property, so confirm the current rules with the Abu Dhabi Residents Office before you buy. A spouse and children can be included.

How an American buys property in Abu Dhabi

How an American buys property in Abu Dhabi, step by step

1. Confirm the zone and tenure

Check that the property is in an investment zone and whether it is freehold or a long lease.

2. Appoint a licensed broker and lawyer

Use an ADREC-registered agent and an independent lawyer to review title and the sale agreement.

3. Sign the memorandum and pay a deposit

A deposit, often 10%, secures the property while the paperwork is prepared.

4. Obtain the NOC and mortgage approval

The developer issues a no-objection certificate; your bank, if any, confirms final approval.

5. Register on DARI

The transfer is completed and registered online or at a customer center, and your title deed is issued.

6. Apply for residency

With title in hand, apply for the golden visa if your property qualifies.

For US taxpayersUS citizens are taxed on worldwide income, so rental income and gains abroad go on your US return, and foreign bank accounts above the reporting thresholds trigger FBAR and FATCA filings. Speak to a US tax adviser who knows cross-border property before you buy.

Three ways to buy

Visit First, Buy from Abroad or Invest as an Institution

Not every buyer arrives on holiday. Whichever way you buy, every buyer is pointed to a licensed Luxury Real Estate Agency or Developer in the Territory.

I. Visit first, then buy

Many buyers discover a place as guests, return to view homes in person and buy on a later visit. Our guides to resorts, flights and cities help plan the journey.

II. Buy without boarding a plane

Many international buyers own before they ever visit. They view homes and projects by video and virtual tour, work with a licensed agency, developer and lawyer, and sign and pay from home, often through a power of attorney where the law allows.

III. Invest as an institution

Funds, family offices and companies buy whole floors, buildings and portfolios. Tell us your mandate and we will point you to developers and agencies with the scale and investor relations to match.

Rules for foreign buyers differ by country and change over time; confirm them with a lawyer before you commit. Leading Luxury Real Estate law firms and lenders, country by country. Register your interest.
