Why invest

Why invest in Dubai Luxury Real Estate

Dubai has built one of the most transparent property markets in the region. Every sale is registered with the Dubai Land Department, off-plan payments go into regulated escrow accounts, and title deeds are issued electronically. For an American buyer, the dirham's long-standing peg to the US dollar removes most currency risk.

Demand rests on steady population growth, a deep pool of international residents, a calendar of world-class events and a tourism industry that fills luxury hotels on Palm Jumeirah and Downtown year round. That same visitor flow supports short-term rentals, which are licensed and regulated through the city's holiday-home system.

For the wider picture across the Emirates, see our guide to luxury vacations in the UAE.

Who can buy property in Dubai

Foreign nationals, including Americans, can buy freehold property outright in areas the government has designated for foreign ownership. These cover nearly all the addresses international buyers look at: Palm Jumeirah, Downtown Dubai, Dubai Marina, Emirates Hills, Jumeirah Bay, Dubai Hills Estate, Business Bay, Dubai Creek Harbour and many more.

You do not need to live in the UAE or hold a residence visa to buy. You can buy in your own name, jointly, or through certain company structures, and mortgages are available to non-residents from several UAE banks, usually with a larger deposit than residents pay.

Dubai golden visa

Residency: the Dubai golden visa and investor visa

Buying property in Dubai is one of the simplest residency routes in the world. A property, or several, with a combined value of at least AED 2 million (about $545,000) can qualify the owner for the 10-year UAE golden visa, which can include a spouse and children. Mortgaged homes may qualify with bank paperwork, and certain off-plan purchases from approved developers can count.

Below that level, Dubai offers a renewable two-year property investor visa. In 2026 the Dubai Land Department removed the old AED 750,000 minimum for sole owners of completed, registered property; joint owners need a share worth at least AED 400,000 each. Read our regional overview of golden visas and residency by investment.

How an American buys property in Dubai

How an American buys property in Dubai, step by step

1. Set the brief and budget

Decide whether you want a home, a rental investment or a golden visa, since each points to a different area and price. Allow roughly 7% to 8% above the price for fees.

3. Agree terms and sign Form F

For resales, buyer and seller sign the standard memorandum of understanding (Form F) and the buyer usually pays a 10% deposit held by the agent or a trustee.

4. Get the developer's NOC

The seller obtains a no-objection certificate from the developer confirming that service charges are paid up.

5. Transfer at a trustee office

Both parties, or their holders of power of attorney, meet at a DLD trustee office. You pay the balance by manager's cheque or transfer and the new title deed is issued the same day.

6. Off-plan purchases

Buying new from a developer, you sign a sale and purchase agreement, pay into the project's escrow account in stages, and register the contract on the DLD's interim register (Oqood).

7. Visa, utilities and management

Apply for your investor or golden visa, connect DEWA utilities, and appoint a property manager or holiday-home operator if you plan to rent.

For US taxpayersUS citizens are taxed on worldwide income, so rental income and gains abroad go on your US return, and foreign bank accounts above the reporting thresholds trigger FBAR and FATCA filings. Speak to a US tax adviser who knows cross-border property before you buy.

Three ways to buy

Visit First, Buy from Abroad or Invest as an Institution

Not every buyer arrives on holiday. Whichever way you buy, every buyer is pointed to a licensed Luxury Real Estate Agency or Developer in the Territory.

I. Visit first, then buy

Many buyers discover a place as guests, return to view homes in person and buy on a later visit. Our guides to resorts, flights and cities help plan the journey.

II. Buy without boarding a plane

Many international buyers own before they ever visit. They view homes and projects by video and virtual tour, work with a licensed agency, developer and lawyer, and sign and pay from home, often through a power of attorney where the law allows.

III. Invest as an institution

Funds, family offices and companies buy whole floors, buildings and portfolios. Tell us your mandate and we will point you to developers and agencies with the scale and investor relations to match.

Rules for foreign buyers differ by country and change over time; confirm them with a lawyer before you commit. Leading Luxury Real Estate law firms and lenders, country by country. Register your interest.
