Egypt luxury vacations: the hotel boom in numbers

Egypt now has 185 hotel projects under way and nearly 46,000 new rooms in development, according to figures reported on October 8, and that is welcome news for anyone planning Egypt luxury vacations. W Hospitality Group's annual Africa pipeline report puts the exact total at 45,984 rooms, about 37 percent of the entire continent's pipeline and a rise of more than a third in a single year. It is the ninth year running that Egypt has led Africa.

The push is coordinated by the Ministry of Tourism and Antiquities, which has simplified licensing and offered low-interest financing to help projects finish sooner. The country welcomed about 19 million international visitors in 2025 and is aiming for 20 million by the end of this year. Operators expect to open 33 properties in Egypt during 2026.

Why now is

Why now is the moment to visit Egypt

Much of the new building is centered on the capital, where more than 22,000 rooms are planned across 88 projects. The draw is clear: the Grand Egyptian Museum, fully open since November 2025 about a mile from the Pyramids of Giza, shows the complete treasure of Tutankhamun together for the first time. Sphinx International Airport, close to the plateau, makes the area easier to reach than ever. Our guide to luxury hotels in Cairo covers every five-star worth knowing, from Nile-view towers to Pyramid-view gardens.

Two famous names are on the horizon. The Mandarin Oriental Shepheard is expected to open on the Nile in Garden City in 2027, and the Winter Palace in Luxor is due to reopen as a Mandarin Oriental in July 2027. In Aswan, the Old Cataract, now run by Mandarin Oriental, welcomes guests in its historic Palace building.

Give the Grand Egyptian Museum at least half a day. Visitors climb a monumental Grand Staircase lined with royal statues, meet a 3,200-year-old colossus of Ramesses II in the atrium and finish in the Tutankhamun galleries, where more than 5,000 objects are displayed by theme. Adult tickets for foreign visitors are about EGP 1,830 (roughly $35 to $40) from November 1, 2026, sold online for a set date and time; hours and prices change, so check before you go.

Nile, the Red Sea

The Nile, the Red Sea and the North Coast

For a Nile cruise, luxury travelers have long favored small, beautifully run ships such as the Oberoi Philae and Oberoi Zahra between Luxor and Aswan, or a private dahabiya under sail. Sailings run three to seven nights, usually with a private Egyptologist on board. The Valley of the Kings, Karnak and the temples of Edfu and Kom Ombo remain the heart of any Egypt travel guide, and our country overview shows how to weave them together.

On the Red Sea, Sharm El Sheikh, Hurghada and Marsa Alam are adding eco-resorts and luxury hotels, joining established resort towns such as El Gouna and Soma Bay. On the Mediterranean, El Alamein and the Ras El Hekma peninsula, being developed with investment from Abu Dhabi, are drawing major resort projects aimed at year-round visitors. A high-speed railway linking the Mediterranean coast with the Red Sea is planned.

What it means for investors

Rising visitor numbers support Egypt Luxury Real Estate investment, especially on the North Coast and around New Cairo and Sheikh Zayed, where large developers sell gated communities off-plan on long installment plans. Foreigners may generally own up to two residential properties, and property purchase can open a route to residency. See our Egypt Luxury Real Estate guide. This is general information, not investment advice.
